Your goals as a real estate investor are established, you complete the program orientation and you are pre-approved to purchase an investment property.

Timeline: Application submission review and pre-approval will take 1-2 weeks

Own It Real Estate Solutions’ sales agents hit the ground running to search and obtain an accepted offer to purchase on your investment property. We then create an asset success plan.

Timeline: The time it takes to get an accepted offer on a property can take between 6-12 weeks. After the house goes under contract, it will take between 30-45 days to close on the house.

The property has been acquired and our team carries out the asset success plan to position the property for maximum profitability. 

Timeline: This happens while you are under contract to purchase a property. The asset success plan will be established before you close on the property; which would be 15 days before you close on the house 

Our property management team, Acero Property Management, will place qualified tenants (if needed) and provide ongoing property management services.

Timeline: Property Management contract is typically signed typically within 10 business days of closing This will happen at the same time as the asset success plan. After you close, Acero will get familiar with property and tenants and update the asset success plan as needed.

You create a plan again with the Own It Real Estate Solutions team to purchase your next investment property to add to your portfolio. We will provide consultation on funds required, timeline and strategy. 

Timeline: Once your firs rental property is up and running, our team is happy to find you another rental property is ready as soon as you are ready!

In order to participate in this program you need a minimum of $70,000 to invest. This includes the agency fee, a 20-25%% down payment, closing costs (estimated 4%) and holding/renovation costs.

Turnkey, in general, means that the house is in good condition, rent-ready, and set up to be a productive long-term rental property; a property that is rented or ready to be rented provides cash flow, appreciation, debt reduction, and tax benefits over time. These properties are then leased (if there are no tenants in place already) and professionally managed. Our Milwaukee team has systems established which allow you to pursue investment opportunities without the uncertainty of buying in an unfamiliar location all alone. This is a great way to learn how to invest strategically in real estate outside of your local area: from a team that has already done this successfully for many years and has a proven framework which will pave the path for you.

Absolutely! The property you purchase will be entirely yours. You will apply for the mortgage, complete the transaction, and sign all the closing paperwork. Once the property is closed, our team will mail you your keys to your new investment. Our job is to support maintaining the asset and partner with you to create a strategy for growth.

It really depends on your goals. Turnkey investing isn't right for everyone. It's an excellent choice for busy professionals who prefer not to manage their own portfolios and who do not want to be an active investor. If you want to enjoy the benefits of real estate ownership without the hassle, turnkey is a great approach. It allows you to receive the rewards of real estate investing while partnering with an experienced team to guide you through the process, maximizing your chances of long-term success.

$100,000-$160,000 on average for single-family investments. We do have properties outside of those ranges, but not too far below the $80K range because we want to locate properties that are in better condition VS those which need tens of thousands of dollars in rehab. Multifamily investment properties (duplex w/ 2 units) typically range from $140,000-$240,000.

“Cash Flow” is the amount of income that a property produces after all operating expenses have been paid. We’d like to run through an example for simplicity purposes. If we use a $150,000 property in Milwaukee where you're putting 20% down ($30,000 down), you're probably going to be experiencing a net cash flow of anywhere from $3,000-$4,000 annually. This is after all expenses and MORTGAGES are taken out. That's not including appreciation, debt reduction as a tenant pays a home loan down, your tax benefits, and depreciation. All those things combined increase your ROI dramatically over time for every property you acquire and with each year you own the home.

The best time to invest is now. This falls into the category of people asking, “Do I wait to time the market?” We’ve gotten to know very successful investors over time with a very high net worth. No one has ever said that they just waited for the market and successfully timed it. This is why we stick to the fundamentals of investing in real estate: It’s all about the numbers, regardless of the current market. Long-term real estate investing is about letting real estate do what it does over time through appreciation and debt-pay down.

Getting started sooner will ultimately allow someone to be far more successful than the person waiting to time the market. That is a gambling mindset and not one we support when it comes to the fundamentals of investing in rental real estate for the long term.
